Improve Your Listing’s Curb Appeal

Purchasing a new home is likely one of the largest investments that any of us will make in our lifetime. So when buyers are looking to take that leap – they are not interested in sacrificing their dreams for anything less than perfection!

For all you Sellers out there – this means you get one opportunity to ensure that your house and your property deserve to be on the potential Buyers top list of prospects. Your home’s design and your property’s curb appeal are the first thing a prospective buyer is going to notice and if they are not looking great, you very well may have missed your one and only chance.

Think about it this way. In human resources, recruiters may receive thousands of applications for a new job posting. They certainly do not have time to read every single application front to back. They skim the cover letter, the overall presentation, maybe the first page of these potential recruits, and the ones that don’t make the cut – are gone forever!

This is exactly the same behavior that house buyers exhibit. Regardless of whether you have have spent thousands on your kitchen, bathrooms, man caves, or closets – if your home doesn’t scream AWESOME from the outside – no one is stepping in your front door.

Now before you start tearing down walls and ripping up concrete, keep in mind that you don’t have to renovate your entire home to make the place look great. Sometimes, a little fresh grass, bright flowers, and a quick coat of paint can do wonders.

One thing to remember, is that you have lived, breathed, and walked in and out of your house likely hundreds of thousands of times over your ownership period. The things that you may be used to and comfortable with, may stand out like a sore thumb to everyone else who passes by.

So the first step in transforming your humble abode into a tantalizing top prospect, requires you obtaining at last 1 impartial outsiders independent opinion. Whether you choose a friend, family member, neighbor or an online real estate design service – talk to as many people as you can and ask them what they would change to your home if they could do anything they wanted to make it, well, better!

The most important step however – is to do SOMETHING. Anything! So many times we get paralyzed by perfection – meaning that we don’t do anything because we want it to be perfect. Maybe you don’t repaint the front door because eventually you want to add rock work around the edges. Maybe you don’t plant fresh flowers because one day you’d like to install irrigation. Maybe you don’t move that rusty old car because one day you want to restore it. Whatever your reasons – they are not good enough to allow these things to sit for even one more day.

Doing a “little bit” today is a heck of a lot better than “whole a lot” of tomorrow (because we all know that tomorrow quickly turns into next weekend, next month, next summer etc… ).
